A) For those who wish to remain directly involved with the property, we provide the Let Only Service comprising:
- Initial marketing & advertising of your property.
- Accompanied viewings & tenant interviews.
- Negotiated lease with prospective tenants.
- Preparation of leasing documents.
- Transfer of utility services.
- Comm charge registration.
- Collection of first month rent plus months deposit.
- Independent inventory service, charged dependant on property size. Furnished or unfurnished.
B) For those who wish a complete management package we offer Full Management Service comprising all services in option A plus:
- Monthly collection of rent.
- Monthly statements.
- Organising repairs.
- Quarterly inspections of property with full report to the landlord.
- End of tenancy final & inventory check.
- Re-marketing the property.
We pride ourselves on our commitment to protecting your asset therefore as part of our management service we conduct property inspections at quarterly intervals. Our landlord's receive a full report to regularly inform them of the condition of the property. Not only does this offer peace of mind but minor discrepancies may be recognised early.
Morna also works closely with a range of workmen who have been on board with her for years from gas and electricity tradesmen to general maintenance. Landlords are consulted before any major repairs are organised, so that you are never surprised by an expensive repair bill.

Morna Petrano is by far the best letting agency in Aberdeen. A lot of places you walk into seem unpleasant and very business orientated.
